The developer needed a building that could be leased whole or in floors without either scenario looking like a compromise.
That is a planning question and a positioning question at once, which is why architecture and identity were briefed together.
Four disciplines, one team.
Architectural Design
A structural grid with no internal columns, so floors divide cleanly into one, two or four tenancies. Cores are pushed to the perimeter to keep the plate open.
Identity
The mark reads at signage scale from the axis and at document scale in a lease pack. Wayfinding was designed alongside it rather than specified later.
Visualization
Each floor was visualised in its plausible tenancy splits, so a prospective tenant sees their own footprint rather than a generic open plan.
Digital
A leasing tool rather than a brochure site: available floors, live areas, and a plan configurator that reflects the same splits shown in the renders.
