Low-rise villas across a dune landscape, with most sales happening remotely and off-plan.
If the visualization and the built result disagreed, the developer would carry that gap through handover. Keeping them aligned was the core requirement.
Four disciplines, one team.
Architectural Design
Villas sit low and scattered to preserve the dune profile, with courtyards doing the work of privacy instead of boundary walls.
Identity
A quiet identity built on the landscape's own palette, designed to survive being printed, embroidered and rendered at signage scale without losing itself.
Visualization
The heaviest scope on the project. Materials were matched to real specification samples so the renders could be treated as a commitment, not an impression.
Digital
Built for remote buyers: villa-by-villa walkthroughs, orientation and sun path per plot, and a reservation flow that works without a site visit.

Disciplines
Delivered as one engagement.
Architecture, identity, visualization and digital on this project were carried by a single ION team under one partnership, which is why the decisions in each discipline agree with the others rather than being reconciled at the end.
